It is a legal document similar to hundreds of others published by The Yorkshire Archaeological Society in 'The Record Series'. It dates from the early years of the reign of George 111 (1807). The document follows a conventional pattern. It states:-
(a) Its Purpose or Function
(b) When it was drawn up
(c) Where the Judgement took place
(d) Who the Presiding Judges were
(e) The decision arrived at
It begins " this is the final agreement made in the Court of our Sovereign Lord the King at Westminster in eight days of the Purification of the Blessed Mary (2nd February) in the eighth year of the reign of George 111 by the Grace of God of Great Britain, France and Ireland King defender of the Faith and before John Hardly Wilmot Edwards, Clive Henry Bathurst and Henry Gould, Justices of Our Lord the King and others then and there present and between Thomas Vincent Loder and William Hodgkins and Sarah his wife Deforciants. (Deforciant =one who by force, is preventing a rightful owner of land from possessing it.)Of five acres of land, five acres of meadow and five acres of pasture in West Garforth Vale. Upon a plea of covenant was summoned between them in the same Court, that is to say that the aforesaid William and Sarah have acknowledged the aforesaid covenant with the appurtenances to be the right of him, the said Thomas of there which the said Thomas hath the gift of the aforesaid William and Sarah and those which they remised (surrender of a claim) and quit claimed from them the said William and Sarah and their heirs to the aforesaid Thomas and his heirs for ever, and moreover the said William and Sarah have granted for them the heirs of the said William that they will warrant to the said Thomas and his heirs the aforesaid covenant with the appurtenances against them the said William and Sarah and the heirs of the said William for ever, And further the said William and Sarah have granted for them and the heirs of the said Sarah that they will warrant to the aforesaid Thomas and his heirs the aforesaid covenant with the appurtenances against them, the said William and Sarah and the heirs of the said Sarah for ever. And this acknowledgement and surrender of claim and quitclaim worthy by fine and agreement the said Thomas hath given to the aforesaid William and Sarah sixty pounds sterling.
